Who We Are

We operate throughout Waterloo, Iowa and the surrounding Cedar Valley. Rock Star Real Estate runs remotely — our maintenance staff work out of shops and storage locations across the area and come to you. There is no walk-in office for tenants or applicants. All business is handled by email, phone, text, and your online tenant portal.

What's on that page is what's available. Our portfolio averages over 99% occupancy year after year across 220+ units, so the open list is usually short. It turns over constantly.

Yes. We acquire and renovate units year-round. New availability is posted to the listing page as it comes up.

If you would like a private showing, you will need to apply on the website and have an approved application on file to set up individual showings, so we are efficient with our employee's time with showings. 

A unit comes off the market when the lease is signed and security deposit paid— not before. If your term starts later, we may require deposit in advance to hold it.

Yes, if you're on our approved applicant list and have told us what you need — size, type, budget, and target move-in date. We generally check that list before a new unit goes on the open market. 

Yes — use the "Apply Here" link above. We check rental history, employment, and public court records. Every adult 18 or older must apply and be approved.

Fill it out completely. Incomplete applications are delayed or cancelled.

A few business days, depending on how fast your landlords and employer respond. No follow-up needed — we'll contact you.

One year to start, converting to month to month. Six months considered case by case.

Yes, on all properties we own.

Yes, the standard is equal 1.5x of one month's rent for all units.

Houses and townhomes: you pay all utilities and handle lawn care and snow removal.

Apartments: varies by unit — the listing says which.

Some have garages, all provide appliances. The listing description for each unit specifies exactly what's included.

Some units, with written approval and pet rent. Approval must be in place before the animal is in the unit.

No. All properties are non-smoking, inside units and common areas. This includes vaping and marijuana.

1. Security Deposit and first month's rent paid in certified funds — cash, money order, or cashier's check.

2.Every utility you're responsible for transferred into your name, with account numbers provided.

3. Proof of renters insurance with at least $100,000 liability.

If move-in is delayed because one of these isn't done, rent still starts on the first day of your lease.
